Scope of Work

This project involved the demolition of two existing structures—a four-story office building and several one-story retail buildings—followed by the ground-up construction of:

  • A 7-story, 94,532-square-foot Class A office building
  • A 260,000-square-foot, 8-level parking garage with 626 spaces
  • 25,000 square feet of ground-level retail and restaurant space across both buildings

The office building features a modern structural system of auger-cast piles, cast-in-place and precast joists, and floor-to-ceiling exterior glazing. Additional features include machine room-less elevators and a full emergency generator system to support tenant needs.

The parking garage complements the office structure with seamless architectural integration, pedestrian access, and durable concrete finishes designed for long-term performance in South Florida’s climate.

The 550 Office & Garage project presented unique challenges including tight urban site logistics, phased utility planning, and complex pedestrian routing during construction. Warbird Construction coordinated closely with city officials, traffic planners, and utility providers to maintain access while keeping the schedule on track.
